French “ DPE - Energy Performance Diagnostic ” – What should I know about it ?

  • The DPE Energy Performance Diagnostic «Diagnostic de Performance Energétique » is one of the mandatory diagnostic test and survey to be provided upon selling or renting real estate in France.

  • The DPE assigns the property an energy efficiency label, between A and G. That grade must be stated in all sale or rental advertisements.

  • French regulations contain a minimum energy performance threshold for the rental of housing property:
    -     a ban on rent increases for F and G-rated housing since August 2022
    -     a ban on renting out G-rated housing since January 2025
    -     a ban on renting out F-rated housing from January 2028
    -     a ban on renting out E-rated homes from January 2034.

The DPE Energy Performance Diagnostic «Diagnostic de Performance Energétique » is one of the mandatory diagnostic test and survey to be provided upon selling or renting real estate in France.

The DPE assigns the property an energy efficiency label, between A and G. That grade must be stated in all sale and rental advertisements.

The DPE provides information on the energy performance of an apartment, house or any property, by assessing its energy consumption and its impact in terms of greenhouse gas (GHG) emissions: it informs the buyer or tenant of the actual or estimated primary energy consumption and the corresponding GHG emissions per year for conventional use of the building. It also includes recommendations for work and use to improve this performance.

French regulations contain calculation method based on five home consumption items: heating, domestic hot water production, air conditioning, lighting and auxiliary functions, which were reviewed in 2024 for units below 40 sqm.  Since January 1st 2025, all DPE for housing units must be produced using the new regulatory method and formats.

The 2021 Climate and Resilience Act enacted a minimum energy performance threshold for the rental of home property:

  • a ban on rent increases for F and G-rated housing since August 24 2022;

  • a ban on renting out G-rated housing since January 1st 2025;

  • a ban on renting out F-rated housing from January 1st 2028;

  • a ban on renting out E-rated homes from January 1st 2034.

These provisions have a significant impact on the rental market, and on the value of a real estate property in France.

Since January 2025, a more thorough report, known as « Audit énergétique » must be produced upon selling a house or housing building DPE rated E, F or G.
